At Care Housings, we provide secure, affordable homes for individuals and families on very low to moderate incomes. This page explains everything you need to know — from eligibility and applying, to rent, tenancy conditions, and how to raise a complaint.

Overview

We manage affordable housing in line with state laws, national programs, and our agreements with housing partners.

We follow:

  • Residential Tenancies Act 2010 (NSW)
  • NSW Affordable Housing Ministerial Guidelines
  • National Rental Affordability Scheme (where applicable)

Affordable housing is offered at reduced rent to help households who are earning but can’t afford market rates.

Eligibility & Income Limits

You may be eligible if you:

  • Are an Australian citizen or permanent resident
  • Live in NSW
  • Are aged 18+
  • Can meet tenancy responsibilities (with or without support)
  • Have no assets that could meet your housing needs
  • Fall within the set income limits

Income limits are updated annually.

How to Apply

Check your eligibility

When we advertise available homes, submit an Expression of Interest (EOI)

We review your documents for eligibility and affordability

If approved, you may be offered a property — you have 24 hours to accept

Sign your tenancy agreement, pay 2 weeks’ rent in advance, and a 4-week bond

Rent & Tenancy Conditions

How rent is set:

  • Market rent — usually 20–25% below similar properties, OR
  • Percentage of household income — usually 25–30%

During tenancy:

  • Annual market rent reviews
  • Eligibility checks before lease renewal

Transfers possible under some programs

Appeals & Complaints

If you disagree with a decision (e.g., eligibility, rent), you can appeal within 3 months.

If you have a complaint about our service or your property:

  • Download and complete our Tenant Complaints Form (PDF)
  • Submit via email or post (details in the form)
